7 Questions to Ask Before You Hire a Contractor

Hiring a contractor is a big decision, and most homeowners only do it a few times. A good contractor will be glad you asked these questions. One who dodges them is telling you something too.

1. Are you licensed, and can I see the number?

Licensing rules vary by state and trade. Where a license is required, ask for the number and look it up on your state’s licensing website. It takes a few minutes and confirms the license is active.

2. Are you insured?

Ask for a certificate of insurance showing general liability coverage, and workers’ compensation if they have employees. Without it, an accident on your property could become your problem.

3. Who will actually do the work?

Some companies use their own crews, and some use subcontractors. Either can work well, but you should know who will be at your house and who supervises them.

4. Will you pull the permit?

Most roofing, remodeling, and window jobs need a permit. The contractor should pull it in their name. A contractor who suggests skipping the permit is skipping the inspection that protects you.

5. Can I see photos of a similar job, and talk to that customer?

Ask for before, during, and after photos of a recent job like yours, and for a customer you can call. During photos are especially useful because they show the work that gets covered up.

6. What exactly is in the written estimate?

A good estimate lists the scope, the products by brand and model, how surprises like rotted wood will be priced, the payment schedule, and the start and finish dates. Vague estimates lead to disagreements later.

7. What warranties do I get?

There are usually two: the manufacturer’s warranty on materials and the contractor’s warranty on workmanship. Ask how long each lasts, what they cover, and what you need to do to keep them valid.

A quick way to check an award badge

If a contractor shows you a Built Right badge, type its ID into our Verify page. A real badge links to the winning project, the judges’ notes, and the category and year it was earned. You can also browse recent winners by category.

Built Right Awards is an independent awards program that recognizes contractors for real jobs, verified by the homeowner and scored by trade judges. See how it works.
